Luxury condo sales begin for planned 18-story tower One Park Sarasota. Here’s how much they’re selling for.

An 18-story condominium tower has begun selling units for a downtown Sarasota project at The Quay that could reshape the city’s skyline, with plans to start construction in the fall of 2022 once sales targets are met.

One Park Sarasota will be near Sarasota Bay along Boulevard of the Arts and is being developed by national real estate company Property Markets Group in partnership with Sarasota-based JEBCO Ventures.

The project includes construction of 149 residences in an 18-story building with condominiums starting at $1.86 million.

SARASOTA, Fla. (WWSB) – A breath of new life is being breathed back into property along Sarasota’s Bayfront that has been vacant for more than a decade. High-rises are being constructed and crews are hard at work. There is a buzz in the air.

The site was once home to the Quay, the social center of downtown Sarasota, outdoor nightlife.

Today’s progress has been nearly 15 years in the making.

Development plans include luxury multiple-family homes and retail

New condo proposed at busy Quay Sarasota

Kolter Group submits plans for 150-unit condominium.

SARASOTA, Fla. –  Construction at the once-quiet Quay Sarasota continues to speed up.

The Kolter Group has filed plans to build an 18-story, 150-unit condominium on the southeast corner of the bayfront tract, which would be the third project on the site.

Kolter has a contract to buy a one-acre site from GreenPointe Communities of Jacksonville, which bought the Quay property in late 2014 and is developing a $1 billion “urban village” with buildings on nine separate blocks of land.

Kolter is already under construction with the 73-unit Ritz-Carlton Residences on a 1.9-acre waterfront site. It is next to the Ritz-Carlton hotel and will be part of a combined campus. Occupancy is slated for late this year.

In addition, Lennar Multifamily plans a $150 million project that will contain 240 luxury apartments and about 14,000 square feet of retail and restaurants in a 12-story building on 1.65 acres along the North Trail. That building will contain a fifth-level “amenity deck” overlooking the one-acre Central Quay park and the boat basin.

The newly proposed condo will be on the eastern boundary of the 14-acre Quay, in what will be the southwest quadrants of the roundabout being constructed at U.S. 41 and Fruitville Road at the Quay entrance. Kolter has filed for site plan approval with the city.

The entire development — known for decades as Sarasota Quay, briefly as Sarasota Bayside and now Quay Sarasota — will reshape the bayfront and downtown. It is approved for up to 695 dwelling units, 175 hotel rooms, 189,050 square feet of space for shopping and dining uses, and nearly 39,000 square feet of office space in buildings that can span 18 stories.

Quay Sarasota is coming online amid a post-recession boom of residential and commercial construction in downtown, the Rosemary District and other areas of the city.

GreenPointe also is restoring the 93-year-old Belle Haven that sits in the center of the Quay. Once compete, it will become temporary office space for GreenPointe, with long-term uses that could include banks and medical tenants.

Built in 1985, the original Sarasota Quay was named to suggest European dockside luxury, but after 20 years it was better known for its high vacancy rate and a nightclub that drew frequent calls to city police. The property had been vacant since 2007, when Irish developer Paddy Kelly razed the nine-story main building and other structures. His overly ambitious development plans never got off the ground.

(Feb. 6, 2019) – Students from the Booker High School Visual & Performing Arts (VPA) program recently contributed works of art which are on display at Quay Sarasota, a new mixed-use waterfront neighborhood destination with residential, retail, hotel and office opportunities under construction along downtown Sarasota’s waterfront.

GreenPointe Communities, the developer of Quay Sarasota, is collaborating with students from Booker High School’s VPA program, offering students the opportunity to exhibit and showcase their talents in the heart of Sarasota’s Arts and Cultural District.

GreenPointe Communities Celebrates Groundbreaking At Quay Sarasota Waterfront District

City Leaders and Booker High School STEM Students Attend Event

GreenPointe Communities, LLC, recently celebrated the start of construction on the infrastructure at the Quay Sarasota Waterfront District, a new mixed-use waterfront neighborhood destination with residential, retail, hotel and office opportunities along downtown Sarasota’s waterfront.

The groundbreaking initiates the start of water, sewer and utility construction including a storm treatment vault and basic road structure that will serve the Quay Sarasota Waterfront District and the Sarasota Downtown Bayfront District. The first phase of development is underway at the historic Belle Haven building. Opened in 1926, the building is significant for its Mediterranean Revival style architectural design and association with the nationally renowned architect Dwight James Baum.

The event was attended by numerous city leaders including Sarasota Mayor Liz Alpert and Former Mayor and City Commissioner Shelli Freeland Eddie. Students and faculty from Booker High School included Principal Rachel Shelley, CTF Program Specialist Martha Flynn and student Antonio Hanamean. GreenPointe Communities is collaborating with students from Booker High School’s STEM program on the Quay Sarasota Waterfront District. The goal of the partnership is to provide a real-world experience for students to participate in the planning, design and construction of a $1 billion downtown development. Students will be exposed to the real estate development process including the design and construction of the Quay Sarasota Waterfront District.
