Where is the Quay Sarasota waterfront district located?

Quay Sarasota is a 14-acre mixed-use, master-planned development located along the Sarasota Bay at N. Tamiami Trail (US 41), just north of Bayfront Drive and Gulf Stream Avenue.

What is the future plan for Quay Sarasota?

GreenPointe Developers (GreenPointe) is the horizontal master developer of the 14-acre waterfront property. The overall project represents a $1 billion investment from GreenPointe and other partners to include up to 695 residential units, 175 hotel rooms, 38,922 square feet of office space and 189,050 square feet of commercial space for shopping and dining on the property. GreenPointe is creating “blocks” of downtown property and they will then partner with other developers for vertical construction. Each building use is designed to be an extension of downtown Sarasota.

The Quay Sarasota Waterfront District will offer a blend of luxury residential, upscale retail, boutique hotel, and state-of-the-art office space in a scenic waterfront setting of natural beauty, eclectic architecture and animated public spaces. The project will provide public access to the waterfront through the creation of a Scenic Multi-Use Recreational Trail (MURT) that will connect to an existing Bayfront MURT that runs north from Selby Gardens to the Ringling Museum.

What community spaces will be at Quay Sarasota?

GreenPointe has completed a one-acre Central Quay Park at the heart of Quay Sarasota along the Scenic MURT and adjacent to the waterfront. The Central Quay Park will be a gathering space that provides connectivity between the restaurants and shops on each block as well as exciting public art opportunities. Ocean Prime, a nationally acclaimed, dynamic seafood and steakhouse from the award-winning Cameron Mitchell Restaurants, is scheduled for completion early 2025. Other signature restaurants, a centralized valet and a ride share will front the Central Quay Park.

What plans are there for public art?

GreenPointe partnered with FDOT and the City of Sarasota to design and build the third of four roundabouts along US 41. The Fruitville Road roundabout has significantly improved traffic and pedestrian flow in conjunction with the other roundabouts. GreenPointe is contributing to the public art that will be installed in the roundabout. Additionally, GreenPointe has partnered with world renowned artist Rachel Rodi to design and install large sea life sculptures throughout the community spaces for the public to enjoy.

Is there water access at the Quay Sarasota?

GreenPointe will redesign and construct the boat docks that previously existed along the Quay waterfront. These new floating docks will provide long-term rentals and an ample day dock for boaters wishing to utilize Sarasota Bay to experience the signature restaurants and retail at Quay Sarasota.

What style of architecture is in the plans?

Each block will be designed individually. During the design process, there is an emphasis on timeless architecture, providing for the pedestrian experience and creating a cohesive but not homogenous design.

Has GreenPointe been working closely with the city and the Bay plan? What has the developer done to get input from the community on the project?

Yes, GreenPointe continues to work closely with its neighbors, the community, the Bay and the City to create the framework that is Quay Sarasota. GreenPointe’s goal is to create a gathering place that connects downtown Sarasota, the Rosemary District and the Bay. Former Sarasota Mayor and current Commissioner Shelli Freeland Eddie has praised the GreenPointe development team for seeking community input at all stages of the project. GreenPointe has gone over and above the requirements of the form based code to agree that each block that is developed will be submitted to the City of Sarasota Planning Board through a public hearing for approval.

What residential opportunities are available?

Kolter Urban has completed and sold out the Ritz Carlton Residences Sarasota. Lennar Multifamily Communities has commenced construction on Cordelia an 11-story tower with 240 luxury apartments and approximately 12,000 square feet of restaurants and retail space. Completion is anticipated in Q4 2024. Kolter Urban’s Bayso, a 149-unit condominium building on the southern boundary of Quay Sarasota, is expected to be completed in the fall of 2023. All residences of the Bayso development are sold. One Park Sarasota, a Property Markets Group (PMG) and JEBCO Ventures partnership, will offer 149 luxury residents in its 18-story condominium tower located along the Boulevard of the Arts. Sales are underway and construction is anticipated to start in fall of 2023.

When does GreenPointe envision complete build-out to occur?

GreenPointe will partner with other developers that share the same vision of a walkable extension of downtown Sarasota located at the waterfront. Complete build-out is envisioned by 2025.

Are there contingency plans should the real estate market tumble?

The master development plan calls for Quay Sarasota to be completed in “blocks,” similar to a grid system. The block plan developed for the property allows for infrastructure projects to be brought along incrementally – if the economy were to slow down, the development pace can mirror the trend, creating a safeguard for recession.

What will happen to the historic Belle Haven?

Built in 1926, the newly renovated historic Belle Haven, designed by Dwight James Baum, stands in the center of Quay Sarasota. The Belle Haven currently acts as temporary office space for GreenPointe and is being marketed for sale or lease through Michael Saunders Commercial.
